Szlaki kolejowe a wartość domów mieszkalnych – badanie podłużne (longitudinalne)

Greenways, czyli zielone szlaki, są uważane za istotny element zrównoważonego rozwoju społeczności. Ich przykład stanowią szlaki kolejowe w Stanach Zjednoczonych, gdzie podnosi się jakość wycofanych z eksploatacji korytarzy kolejowych, by jako niezmotoryzowane systemy transportowe mogły przynosić mieszkańcom korzyści w sferze rekreacji, sportu, jak również codziennych dojazdów do szkoły, pracy lub na zakupy. Jednakże pomimo tych korzyści niektórzy nadal krytykują bliskość nieużywanego szlaku kolejowego, przyjmując postawę NIMBY (z ang. not in my back yard – ‘nie na moim podwórku’). Aby odnieść się do tej opinii, obliczono ekonomiczne korzyści, jakie odniosły osoby zamieszkujące w pobliżu dawnych szlaków kolejowych przez okres 10 lat, obserwując drastyczną zmianę wartości domów na przestrzeni czasu. Założono, że ceny nieruchomości ulegają zmianie zależnie od bliskości terenów zielonych. Niniejszy artykuł rozpoczyna się od ogólnego spojrzenia na zagadnienie oraz przeglądu literatury naukowej dotyczącej greenways i wartości domów, następnie przedstawiono studium przypadku Pioneer Valley w zachodnim Massachusetts (USA). Zaprezentowano również przegląd metod zastosowanych do obliczeń i analiz. Opracowanie zakończono kilkoma refleksjami i uwagami na temat potencjalnych ograniczeń, które należy rozważyć przed rozpoczęciem dalszych badań.
